Finished Owens Corning Brownwood roof replacement in Hamden, CT

What a new roof costs in Connecticut.

Roofs are priced by the square, and in Connecticut a typical replacement runs $600 to $900 per square. So the honest answer starts with how big your roof is, not your house. Here's how the number is built, what changes it, and the line items we price in writing before anything comes off.

Step 1

How big is your roof?

Your roof is measured in squares. One square is 100 sq ft of roof surface, and it is usually larger than your living space because of the pitch and the overhangs.

A ranch roof covers all of the living space. A two-story colonial stacks half of it under the same roof. So two houses of the same size can have very different roofs, and very different prices.

A typical 1,800–1,900 sq ft CT home
Roof surface area1,900–2,400+ sq ft
Squares, standard pitch19–26
Single-story (ranch)25–32 squares
Two-story colonial18–22 squares
Waste factor added10–15%

Waste covers the cuts at hips, valleys and edges. A cut-up roof with lots of angles needs more than a simple one.

Step 2

$600–$900 per square.

That's the typical range for a full asphalt replacement, and it covers the whole roof system, not just shingles. Where your roof lands in the range depends on its pitch, how cut up it is and how easy it is to reach. Every square includes:

  • Tear-off of one layer, down to the deck
  • Ice-and-water membrane at the eaves and valleys
  • Synthetic underlayment over the whole roof
  • Drip edge, new flashing and ridge venting
  • Owens Corning shingles in the color you choose
  • Cleanup, magnet sweep and final inspection
Step 3

The line items that change it.

These are the things that make one roof cost more than another of the same size. Each one is its own line on your quote, priced before we start.

Rotten decking, replaced$95 per sheet
Solar panels, removed and reinstalled$300–$400 per panel
Extra layers of old shinglesOn your quote
Skylights, replaced or re-flashedOn your quote
Copper upgrades (valleys, flashing, gutters)On your quote

Decking is priced per sheet up front because nobody can see it until the old roof comes off. If we find bad boards, we photograph them and show you before they're replaced.

Why we don't post one price

A price you can hold us to beats a guess.

A number off a website can't see your pitch, your layers, your chimney or your decking. The free inspection can. We measure the roof, photograph what we find, and give you a line-item quote with every price in writing, and the photo report is yours to keep either way.

Roof cost questions

How much should a 2,200 sq ft roof cost?+

It depends less on the size of the house than on the size of the roof. A 2,200 sq ft two-story colonial has a much smaller roof than a 2,200 sq ft ranch, because the ranch's roof covers all of the living space. Roofs are priced by the square (100 sq ft of roof), typically $600 to $900 per square in Connecticut. The free inspection measures yours, adds the waste factor, and gives you a line-item number for your house.

What's a roofing square?+

One square is 100 sq ft of roof surface, and a full replacement typically runs $600 to $900 per square. An average 1,800 to 1,900 sq ft Connecticut home has about 19 to 26 squares at a standard pitch.

Why is rotten decking priced separately?+

Nobody can see the decking until the old shingles come off. So instead of a surprise change order, your quote lists the price per sheet, $95, before tear-off. We photograph the bad boards and show you before they're replaced.

How much does it cost to remove and reinstall solar panels?+

$300 to $400 per panel for removal and reinstallation, on the same contract as the roof. Most roofers won't quote a roof with panels on it. We do.

Can I finance a new roof?+

Yes. Financing is available, including 0% for up to 24 months for qualified homeowners. We can walk you through the monthly payment with your quote.

Does insurance pay for a new roof?+

If the damage is from a covered event like wind or hail, often yes. We document the damage before you file, meet your adjuster on the roof, and file supplements when the first scope comes in short. You pay your deductible.
